Question by Milton Fung: I recently acquired my california real estate brokers license and would like to know what I have to do to sell?
I am in the process of buying a home and would like to use my newly acquired brokers license to salve the 3% in commission cost. I would like to know what steps and paper work I need to fill out in order to complete the process and gain the comission.

That should have been covered in your training to get your Brokers license.

I am a real estate investor. I have found also that people with Real Estate licenses generally do not have adequate training in valuation of real estate.

When I am purchasing properties I hire a Real Estate Appraiser who is a Member of The Appraisal Institute.

There are very few Real Estate Appraisers who achieve this designation.

I have found that the Real Estate Appraisers who have achieved this designation are the most knowledgeable with respect to valuation of a property.

I would first hire my own Real Estate Appraiser to protect my interests.

Often the Real Estate Appraisers hired by the lender lack the knowledge and experience to protect my interests.

With respect to the paperwork required, I have found that most reputable Title Companies can tell you what paperwork is required.

Personally I like Fidelity Title Company, Chicago Title Company and First American Title Company.

I would contact these Title Companies and ask them for their recommendations regarding the paperwork.
